Weston’s real estate market continued its high level of activity over the summer, with 38 homes and condominiums sold in the third quarter, according to the Warren Group, which provides the Weston Observer with local real estate transactions.
July, August and September’s sale total came in just below the previous quarter’s 45 property sales. The average sale price was $2.54 million and the median sale price was about $2.25 million. Two homes were sold for more than $5 million, a decline from five in the second quarter.
The average and median sale prices for the third quarter remain well above 2025’s statistics – a $1.5 million for 167 property sales.
As is expected in an affluent community with large parcels, Weston’s median sale price towers over the median of $803,000 and $777,250 in both Middlesex and Suffolk counties, respectively, according to the Warren Group. Regional sales, while slightly higher in price, lag behind 2025 in volume. To date in Middlesex County, 11,864 residential properties have been sold, compared to 2025’s total of 15,605.
The most expensive home sold was a $9.29 million, 2008-built colonial home on Robin Road. The least expensive home was a $985,000 conventional home on Boston Post Road built in 1922. That home is the third sub-$1 million home sold in Weston this year. The oldest home sold was a $3.75 million 1890 colonial on Ridgeway Road, while the newest home was a $3 million 2024 colonial on Conant Road.
Nine condominium units were sold, which is more than the number of condos sold in the first two quarters combined. While most condominiums sold around or below $1 million this year, five sold for more than $1 million in the last three months, including a nearly $3.48 million unit on Pine Summit Circle.
